Renters

  • We will send you check in instructions 24 hours before your check in time.

  • We will send you a lockbox code to enter the home directly.

  • The property managers are Nathan and Sarah Fricke. Phone numbers will be provided to you at check in.

  • We will provide the names and phone numbers of property managers. You can call us and we will rectify the situation as quickly as possible.

  • You can cancel for a full refund within 48 hours of booking. After 48 hours cancellations will be subject to 50% of booking cost.

  • Unfortunately we have no control over the weather, so we do not offer anything for the weather.

  • Yes. There is a full size refrigerator in each property.

  • Yes, properties are fully stocked with linens and towels for guests.

  • Kitchens will have basic cooking supplies (dishes, silverware, cooking utensils, pots, pans, baking dishes etc.)

  • Yes, there is a washer and dryer on site at each property.

  • We recommend packing beach bags, beach chairs, coolers or toys for children.

  • No, the homes are thoroughly cleaned before check in.

  • The Wi-Fi and password information will be sent at least 24 hours before check in with your check in instructions.

  • Please contact the property manager at the phone number provided to you.

  • Dogs are permitted at properties that specifically list “pet friendly” If it is not listed, pets are not permitted.

  • Large gatherings are not permitted, however, you can send a request to the property manager to see if an exception can be made.

  • Please inform the property manager.

  • Each property rules vary, so there will be detailed check out instructions that are sent to you at least 24 hours before check out for each property.

Owners

  • We are happy to come out for a no-cost, no-pressure walkthrough and consultation. We will evaluate your property based on a variety of factors, including the location, the desirability of the area, the size and capacity, its proximity to local attractions and amenities, along with local regulations and compliance. We will ask questions to better understand your situation, goals, and expectations. Then, following a tour of the property and considering all of the above factors, we will recommend whether or not the property is a good fit for our rental program.

  • Normal wear and tear is expected whenever there are occupants on the property. Our job is to help limit this as much as possible, but it is quite simply unavoidable. You should expect to clean carpets, touch up paint, and occasionally replace broken dishes from time to time.

  • At Simply Sunset Breaks, we pride ourselves on unmatched amenities, customer service, and security. This includes high-quality photography of your home, eye-catching advertisement, 24 hour property manager access and more! We work with you to install technology that will maximize efficiencies, and provide added safety and security. Our entire team will work to ensure your guests always have a 5 star experience. Our main goal is for you to be able to have a turn-key rental property without any of the stress or headache.

  • We add rentals year round, however, the best time we believe is in the fall. That gives guests plenty of time to search and book their summer vacation.

  • We provide a large amount of services to make your life easier! We manage all home maintenance, cleaning and lawn maintenance for your property. We also handle all advertising and marketing with our experienced team. We respond promptly to all guest concerns or requests as well as guest payments and payouts to owners.

  • Owners are responsible for maintenance while the property is not rented out. During that downtime, the property owner is responsible for all regular or preventative maintenance. Property owner will be responsible for major maintenance (replacement or repair of appliances, HVAC systems, plumbing, electrical, etc.) Property owners are also responsible for costs of all maintenance, repairs and replacement of appliances, or systems on the property.

  • Personal use of your property is definitely permitted! However, there must be enough availability for Simply Sunset Breaks to market, sell, and maintain a profitable and sustainable partnership for both sides.

  • For long term rentals we do background checks and rental history references. For short-term rentals there is not much we can do in terms of screening. Any type of selective decision-making may be misconstrued as discrimination. We can set guidelines and rules as far as how many guests may occupy the property and add minimum age requirements for renters. However, in the history of our management company we have had great success in attracting responsible renters and we heavily encourage renters to take care of the properties they are staying in. We have a long history of repeated guests that love to return year after year.

  • We provide a large amount of services to make your life easier! We manage all home maintenance, cleaning, and lawn maintenance for your property. We also handle all advertising and marketing with our experienced team. We respond promptly to all guest concerns or requests as well as guest payments and payouts to owners.

  • We offer our services in exchange for a commission based on the gross rental rate. The commission covers all of the services listed above and is simply deducted from owner rental income deposits or payments along with a statement detailing the activity that corresponds to the payout. Simply speaking, if we don’t place renters and impress them to come back and stay with us, we don’t get paid. So if you are successful, we are successful!

  • We have a mixture of both long term rentals and short term vacation rentals. We specialize in both!

  • We pay out owners on a monthly basis during the months of rental occupancy. For example, if your guests booked your home in February for their June vacation, you would be paid on July 1st for the June rentals.
